Three Wisconsin Properties We Brought Back
Hospitality conversions are most of what we do in historic buildings, and all three of these are operating today.
Seven Acre Dairy Company, Paoli. An eleven point two million dollar restoration of an 1888 creamery complex, twenty-one thousand square feet across six buildings, now an eight-room boutique inn with a farm-to-table restaurant, an ice cream shop, and a riverside bar. Wood harvested on site was kiln dried and milled into table tops, bar tops, stairs, and handrails.
New Glarus Hotel. An 1853 building on the national and state registers, restored into eight boutique rooms plus the Yodel Room, the Fondue Stube and a downstairs lounge. The work uncovered original velvet damask wallpaper and terrazzo floors hidden under carpet.
Mendota Lake House. A 1912 Arts and Crafts residence converted into an energy-efficient bed and breakfast, and a 2026 Madison Trust for Historic Preservation Award for Adaptive Reuse. Historic buildings are usually assumed to perform badly on energy. This one does not.
Why This Is Different From A Normal Remodel
A hotel renovation is not a normal remodel. Every day of closure costs occupancy, the building often has to keep operating in phases, and in a historic property the question of what is even permitted gets settled long before anyone draws anything.
We are experienced in the three-step federal approval process with the United States Park Service, which is the historic tax credit pathway. Eligibility is decided years before a project goes to bid, so we are comfortable being in that conversation before there is a project at all.
Masonry, concrete, and specialty wood craft are in-house. On a historic property that matters, because the restoration work is not handed to whoever is available that month.
